  • Voice Agent

    A voice agent is an AI-powered phone assistant that takes calls, answers standard questions and escalates emergencies to a real person.

    For vacation rentals, the voice agent handles typical guest calls 24/7 — key code, Wi-Fi password, house rules, arrival info, restaurant tips nearby. It knows your properties from a briefing and answers in the configured style.

    If the call contains emergency triggers (water damage, power outage, medical emergency) or the guest explicitly asks for a person, the agent forwards automatically to your number or a designated emergency hotline.

    Tech stack: ElevenLabs Convai for voice synthesis (native voices per language) plus Twilio for telephony. Actual bookings with payment still go through Smoobu — the agent forwards pre-booking enquiries or sends booking links.

  • Virtual Staging

    Virtual staging is the AI-powered virtual furnishing of an empty or sparsely furnished room in a photo.

    Useful for hosts when the property is vacant (turnover phase, renovation) or the existing setup falls short of the rooms' visual potential. The base photo stays untouched — only furniture, lamps, art and plants are added.

  • Sky Replacement

    Sky replacement swaps a grey or overexposed sky in a photo for a calm, realistic summer sky.

    Vacation rental photos are often shot in poor weather, dragging down the entire property's appeal. Sky replacement adjusts not just the sky but also the lighting on the rest of the scene to match the new conditions — the result doesn't look pasted in.

    Unlike traditional retouching this happens AI-assisted — no Photoshop, no skills setup. The output carries the AI disclosure automatically.

  • AI Copywriting

    AI copywriting is the automatic creation of listing descriptions, website copy or guest emails by a language model.

    For vacation rentals typically: platform listings (Smoobu, Airbnb, Booking, Vrbo), website hero sections, booking confirmation emails, welcome booklets, multi-listing sets in consistent brand voice.

    Output is tailored to the host — tone, language, audience and specific highlights are configurable. fewofy uses Gemini Flash and applies editorial review before delivery.

  • AI Image Editing

    AI image editing optimises photos automatically via a language model — exposure, sharpness, look, sky replacement, virtual staging, retouch.

    Unlike traditional Photoshop retouching the edit instruction is given in natural language (or via a preset). The model performs the adjustment, the host gets an optimised image back.

    fewofy uses Gemini 3.1 Flash Image. Results are automatically tagged with a discreet AI disclosure — mandatory from August 2026 under EU AI Act, Art. 50.

  • Channel Manager

    A channel manager syncs availability and prices of a vacation rental across multiple booking platforms (Airbnb, Booking, Vrbo) in real time.

    Hosts listed on multiple platforms risk double bookings when calendars fall out of sync. A channel manager keeps every platform + the own website on the same state — book on Airbnb, the slot blocks on Booking automatically.

    Smoobu is the most commonly used channel manager for vacation rentals in the DACH region. fewofy is an official Smoobu partner agency and integrates the Smoobu booking widget into all three website paths.

  • Smoobu

    Smoobu is a German channel manager and PMS for vacation rentals that bundles booking platforms, calendar and guest communication in one tool.

    Smoobu syncs Airbnb, Booking, Vrbo and others in real time, offers an integrated booking calendar, guest communication tools and its own website builder.

    fewofy is an official Smoobu partner agency and uses Smoobu as the preferred backend for all three website paths: Smoobu builder direct, Wix Studio with Smoobu-API integration, or custom development with Smoobu widget.

  • Direct Booking

    A direct booking is a reservation made directly on the host's own website — without commission fees to Airbnb, Booking & co.

    Platform bookings cost hosts 15–25 % commission per booking. Direct bookings cut that out entirely — the host keeps the full nightly rate.

    Requires an own website with a working booking integration (typically via Smoobu widget or API). A direct-booking share of 20–40 % is realistic with a solid website, SEO and repeat-guest strategy.

  • OTA (Online Travel Agency)

    OTA stands for Online Travel Agency — booking portals like Airbnb, Booking, Vrbo or Expedia that connect travellers with accommodation.

    OTAs provide reach, trust signals (reviews), payment handling and communication — in return they take 15–25 % commission per booking. For most vacation rentals 1–3 OTAs are the primary booking channel.

    Strategically, OTAs make sense as an acquisition channel, but it pays off to grow the direct-booking share in parallel via your own website plus a repeat-guest strategy.

Tech & Websites

Wix Studio, Lighthouse, iCal — technical fundamentals for vacation rental websites.

  • iCal

    also: iCalendar, ICS feed

    iCal (iCalendar) is a data format for exchanging calendar information — the standard sync between booking platforms for vacation rentals.

    Platforms like Airbnb and Booking export booking calendars as an iCal feed (URL with .ics extension). A channel manager like Smoobu imports these feeds, keeps them current and reconciles them across all other channels.

    Caveat: iCal sync isn't fully real-time — typical delay 5–30 minutes. For closely timed bookings this can cause double-bookings. For high-volume rentals prefer API-based sync (e.g. via Smoobu).

  • Wix Studio

    Wix Studio is the pro version of the Wix website builder — with extended design control, multilingual support and API integrations.

    Unlike the standard Wix editor, Wix Studio allows true responsive design (breakpoint-precise), CMS collections for content, multi-page templates and API access for custom integrations — all without code.

  • Lighthouse score

    Lighthouse is a Google tool that scores websites on performance, accessibility, best practices and SEO — on a 0–100 scale.

    For vacation rental sites, performance (LCP < 2.5s, INP < 200ms) and SEO matter most. A score of 90+ across all four categories is the target for fewofy custom websites.

    Smoobu and Wix builder sites typically score 70–85 due to platform overhead. fewofy custom Next.js sites achieve 95+ — relevant because Google ranks page speed directly as a ranking factor.

Legal & Compliance

EU AI Act, GDPR and other frameworks vacation rental hosts should know.

  • AI disclosure

    AI disclosure is the mandatory visible marking of AI-generated content under EU AI Act Article 50, effective EU-wide from 2 August 2026.

    Affected: synthetically created or edited images, audio and video. For vacation rentals especially: AI-edited photos (exposure, staging, sky replacement) and AI-generated listing texts.

    fewofy applies a discreet "AI-generated" pill automatically to every AI-edited image. The disclosure can be disabled in the studio — then compliance responsibility shifts to the host (e.g. via own watermark or caption note).

  • GDPR

    GDPR governs the handling of personal data EU-wide — relevant for hosts with guest data, booking emails and voice-agent recordings.

    Practically, a vacation rental site needs a privacy policy, cookie consent for tracking, secure encryption (SSL), and a clear notice at the start of voice-agent calls that the conversation may be recorded.

    Escalation is the automatic handoff of a voice-agent call to a real person — for emergencies, booking matters or explicit guest request.

    Escalation rules are set during onboarding: emergency triggers (water damage, power outage, medical), questions outside the agent's knowledge, explicit request for a person.

    On escalation the call switches seamlessly to the host's mobile or a designated emergency hotline. Configurable per tier — from standard escalation (Starter) to custom workflows (Enterprise).

  • Brand voice

    Brand voice describes the linguistic style a brand communicates in — for vacation rentals e.g. warm-familial, modern-factual or classic-elegant.

    A consistent brand voice across website, platform listings and guest emails increases recognition and trust. AI copywriting scales this — define the tonality once, apply it to every future text.
